What The Bank Actually Sees: Inside The Model Behind Every Lending Decision

A credit decision is arithmetic, not an opinion. Once you can see the inputs — buffers, benchmarks, income shading and policy niches — the same financial position can be presented as a far stronger application.

Borrowers often describe a declined application as bad luck. It is almost never luck. Credit assessment is a model with defined inputs, and every lender runs a slightly different version of that model. Understanding the inputs is the difference between accepting a 'no' and finding the lender whose policy fits your situation.

The Core Inputs

  • Assessment rate: your repayments are tested at a buffer above the actual rate, so a small rate change moves capacity meaningfully.
  • Living expenses: the greater of your declared expenses and a benchmark measure, which scales with household size and income.
  • Income shading: overtime, bonuses, commissions and rent are typically discounted before they count.
  • Existing commitments: card limits count, not balances. Buy-now-pay-later and personal loans hurt disproportionately.
  • Credit file: enquiries, repayment history and defaults affect both approval and pricing.

Why Two Lenders Reach Opposite Conclusions

Policy niches are where the real differences sit: how self-employed income is verified, whether one or two years of financials are required, how add-backs are treated, how company and trust structures are assessed, how existing debt with other lenders is buffered, and whether HECS, share income or overseas income is accepted. A file that fails one bank's arithmetic can be a comfortable approval elsewhere.

The Levers You Actually Control

  • Reduce or close unused credit limits before applying.
  • Clean up three to six months of statements — avoid overdrawn accounts and gambling transactions.
  • Bring financials up to date if you are self-employed; lodgement lag is the single most common blocker.
  • Choose the structure and lender in the right order — the structure often decides which lenders are even available.
  • Sequence purchases so each approval preserves capacity for the next one.
Preparation is what turns an average application into a strong one. The numbers rarely change; the presentation does.

Refinance With A Purpose

Refinancing for a marginally lower rate can be worth it, but the bigger wins are usually structural: releasing equity for the next acquisition, splitting loans for clean tax treatment, moving to a lender whose policy supports your growth plan, or consolidating facilities to reduce complexity and fees.
