Most investors don't run out of ambition — they run out of borrowing capacity, usually because of decisions made on the first purchase. Portfolio lending is a sequencing problem as much as a property problem.
Lender order matters. Some lenders are generous with rental income and existing debt; others aren't. If your first loan sits with the wrong bank, it can cap what every later application can achieve.
Cross-collateralisation is the quiet trap. When one bank holds several properties as linked security, releasing equity or selling one asset becomes slow and expensive. Keeping securities stand-alone preserves your options.
Entity choice — personal name, trust or company — should be made with the whole portfolio in mind, not just this purchase. The right structure keeps future borrowing open and coordinates cleanly with your accountant's tax plan.
